
Layered closure of a gap site
Condominiums in timber-concrete hybrid construction, Berlin
We have known this from other cities for quite some time: living in the city centre is becoming more and more expensive and people are moving in concentric circles towards the periphery. This suddenly draws attention to neighbourhoods that no one had previously focused on: in this case Reinickendorf in the north of Berlin. Alt Reinickendorf is the historical green of the former village. The new six-storey building fills a gap site in the existing perimeter development. Facing the tree-lined green on the north side, the building is rather restrained and closed, while the south side is invigorated by projections and recesses for the loggias of the flats.





The façade of the building is characterised by its horizontal banding of light-coloured smooth plaster in the parapet area and dark comb plaster in the area of the window bands. The building was constructed as a reinforced concrete structure with prefabricated timber panel elements for the exterior walls. This combined construction method takes into account economic efficiency and schedule as well as sustainability and innovation.



Four units per floor, two small apartments and two 3-bedroom flats, are arranged around an internal access core. On the ground floor there are two maisonette units with a private garden. The mix of flats leads to a wide variety of development and user constellations. From investors who rent out fully furnished flats to families and home enthusiasts who have found a home within a home in the ground-floor maisonette flats. The units are bright, have a minimalist design and are furnished to a high standard. The large rear garden was designed as a communal space with added social value for the residents.
